Energy Performance - Why is it important?

We have a full page dedicated to our process, legal obligations, and the options. Otherwise, continue below if you are looking to book an assessor now.

Who should get an EPC?

Landlords in the UK must have an EPC obtained once every 10 years. In Scotland, an EPC must be obtained prior to advertising, whereas in the rest of the UK an EPC must be in the process of being obtained during advertising, and then provided to tenants on move-in.

Since April 2018 it is illegal to rent any residential or commercial property in England or Wales with an EPC Rating below E.

You need an Energy Performance Certificate (EPC) to show how energy efficient a building is. You need an EPC when you're:

  • Selling a property
  • Renting out a property
  • Building a new property
  • Making changes to a building that involve fixed heating, air conditioning, or mechanical ventilation systems

An EPC helps you: Understand how energy efficient your property is, Identify areas for improvement, Save money on your bills, Reduce CO2 emissions, and Compare the energy efficiency of different properties.

What does an EPC include?

  • An energy efficiency rating from A to G, with A being the most efficient
  • An environmental impact rating, which shows how much the building affects the climate
  •  Recommendations for improving energy efficiency

Who can produce an EPC?

An approved domestic energy assessor.

How long is an EPC valid for?

10 years. Your EPC needs to accurately reflect information about your property at the time you apply, so if you’ve undertaken construction work on your property you may need to get a new EPC to ensure it reflects the properties current circumstances.

What happens if you don't have an EPC?

  • You can be fined for not making an EPC available to prospective buyers or tenants
  • Landlords can face penalties for not meeting the minimum rating
